
We are honored to manage the technical operation of this exceptional building, oversee its technological equipment and maintain it in first-class condition. Our work includes regular monitoring of the equipment, preventive maintenance and quick resolution of technical requirements so that The Greenline building can fully develop its potential as a modern, sustainable and extremely comfortable space for tenants.
The entire facility is managed by our experienced facility manager Petr Kohout, who has many years of experience in technical management of buildings, including large shopping centers. Thanks to his expertise and professional approach, all technologies and services at The Greenline operate reliably, efficiently and without compromise.
Petr, what do you consider to be the main challenges in managing The Greenline complex in Kačerov?
The main challenge when starting a new contract is to maintain and subsequently increase the standard of services provided. Our work is perceived not only by the client, but also by the tenants, and this aspect is crucial when changing the administrator. Building mutual trust takes time – promises are not enough, real results and consistent quality are decisive.
Another challenge is detailed and consistent control of the technical condition of individual technologies. Thanks to our own systems, we gain a perfect overview of what is happening in the building and, thanks to the data provided, we are able to manage it correctly and effectively.

Which technologies or systems in the building do you consider to be key to its operation and efficiency?
Definitely the technologies ensuring the optimal temperature of the building and then also the lifting equipment, i.e. passenger elevators. Regular authorized service has a prescribed frequency and as part of preventive maintenance, it is necessary to inspect the technology and check its operation on a daily basis. Every small deviation from perfect condition is a source of potential risk.
Are there any unique elements of the building that we take special care of?
The building has practically all the technologies that we can expect from an administrative building and each is unique and important in its own way. We take care of everything as a proper manager would. But thanks to the LEED GOLD certification, I can highlight some of its advantages.
Its own community garden, which serves both individuals and corporate activities, a green roof and greenery around the building, landscaping around the building, clean air thanks to multi-stage filtration, terraces to rental spaces, charging stations and parking spaces for electric cars, soundproofed facade, photovoltaic panels, a bicycle shed with complete facilities for cyclists. And also five beehives on the roof of the building, from which honey is collected twice a year.


If you had to briefly summarize your role in conclusion, what would you say?
Of course, behind every modern building there are always people. At OKIN Facility, we see The Greenline not only as a technologically advanced and extraordinary facility, but also as a place where we build a long-term partnership with our client through professional cooperation.
